Application for a) permission for development and b) retention permission for development consisting of amendments to a previously permitted development (Reg. Ref. D04A/0168 as amended) on lands known as the “Microsoft Site” and including part of the lands principally identified as the “Apex Site” (The development is under construction and is known as “Beacon South Quarter”). The development will consist of: revisions to Buildings B1, B2 and B3 comprising the reconfiguration of the previously permitted B buildings (including the re-design of the permitted apartments). (The overall amendments will result in a net increase of 142 no. residential units). The development will also consist of the following changes of use: the permitted retail use to restaurant/take away (508sqm) at Level 00 (Building B1); the permitted creche use to residential (522sqm) at level 01 (Building B1); the permitted retail use to offices (297sqm) at Level 00 (Building B2); the permitted retail use to restaurant (256sqm) at Level 00 (Building B2); the permitted residential use to offices (685sqm) at Levels 02 – 05 (Building B2); the permitted winter garden to restaurant (256sqm) at Level 01 (Building B2); the permitted winter garden and community use to café/community and related uses (920sqm) at Level 01 (Building B2); the permitted residential use to offices at Levels 01- 03 and an additional two floors of offices at Levels 04 and 05 (3,447sqm in total – Building B3) and the reconfiguration of the permitted basement levels -1 and -2 (including revisions to the permitted ramp arrangement). The development will further consist of the provision of new basement level -3 (1,987sqm) and consist of the retention of part of basement level -3 (7,687sqm). The development will also include the reorganisation of the internal configuration and layout (including open space provision) of the permitted apartments and revisions and amendments to the internal arrangement of ancillary areas (including lifts, stairs, corridors and access points). The amendments will also include elevational changes and will include the reconfiguration of Buildings B1, B2 and B3 (including the part amalgamation of Building B2 with B3). Building B1 will now comprise seven floor levels (an increase of three floors); Building B2 will now comprise eleven floor levels (an increase of three floors) and Building B3 will now comprise five floor levels (an increase of two floors).
